JPAP Sdn. Bhd. was established in 2019 with a clear focus: getting things done on the ground. From day one, we’ve been involved in facility operations, agriculture, and large-scale maintenance. Over the years, working hands-on across different projects has given us a strong understanding of how assets actually function, not just how they’re built, but how they’re operated, maintained, and kept valuable over the long term.

While managing facilities across Johor, we noticed a recurring problem where by many well-funded assets were underutilised. Seeing this gap, we chose to move beyond maintenance and focus on activation, transforming underused spaces into places people can truly connect with. Leveraging our operational experience, we stepped into the sports and recreation sector with a brand new perspective.

Hot Zone is the result of that journey. It reflects our belief that infrastructure alone is not enough as it must be brought to life. Our aim is to create vibrant, commercially sustainable lifestyle hubs that don’t just stand as buildings, but become part of the community’s everyday life.
